Even though this is now in every valley city. This is probably the best case scenario for this development and Donna. I was thinking thrift city, dollar stores and title loan companies as worst case scenario.

I've heard several times from different people that Dunkin Donuts, not finding a location suitable to them in Weslaco, decided to relocate to open a restaurant in this development instead. I also have some guesses as to what may open here for whatever, unsubstantiated reasons I can think of: Kirklands: have relocated all of their stores from malls to power centers except for the one that used to be at the outlets (also Brownsville but rumored to relocate to Sunrise Commons). Relocating to here would be close enough to their old space in Mercedes, they'd have a new, bigger space and most likely frontage visibility. Freddy's: have stated that they intend to open 6-8 restaurants in the RGV, and with 3 already built (Pharr, McAllen and Harlingen), besides Brownsville, a Mid-Valley location would be the best bet for the company to open in. A location with these busy stores around it would be a smart move. Five Below: similar reasons to Freddy's. 4 stores already built and a Mid-Valley location would be a smart bet for the company to open in. Ulta: less likely than the previous 2, but there is a lot of demand for that store in this area and they have already opened 4 stores in the RGV so maybe so??? I don't know but I can see it happening. Dollar Tree: let's be real, this will most likely, probably will happen. Melrose: another most like, probably will happen store.

I thought it was a local thrift shop in McAllen. Wow. Hope those don't ever come into any other town in the RGV. Yeesh. Although, Ross isn't too far behind it. lol

The Kirklands in Mercedes is stuff they couldn't sell in stores so why would they close that? I could see a Freddy's there. People need a choice other than Whataburger sometimes. I could definitely see a Five Below there. Ulta - nah for the same reasons as Kirklands above. Location. If there's not already a Dollar Tree in Donna, yes, definitely! I hate Melrose but yep, it's a strong possibility since they didn't open up at Pharr Town Center after all... although, Burlington, Ross and Marshall's is enough clothing stores, no? Also likely, a Shoe Carnival, TMobile or Sprint or MetroPCS (or all three lol), EZCuts, a Subway (cuz they're everywhere), Big Lots and a Party City.

Dunkin Donuts have already tried 3 different sites in Weslaco to establish their business in, all of them fell through. To be in a new development like this close to their target city is probably preferable to them in my opinion now instead of continuing to attempt to open in a place where they've already failed to construct a store 3 times. Like I've stated before, Kirklands is trying to relocate out of malls and into power centers and strip malls like this, which is why I predicted they left the outlets. T-Mobile and dd's discounts have already been confirmed in addition to Burlington, Ross & Marshall's. EZ Cuts I can see opening there also, they are leased for a couple of developments for Terracor already, so they may have a deal with them. Shoe Carnival? With one so close at the outlets already? Maybe so, maybe not, I don't know. Subway maybe, although there'd be one not even a mile away from it, Subways seems to set up multiple shops close to each other so I can see it (ex. in Weslaco there's 2 Subways not even a mile away from each other on Westgate Drive). Can also see every other store you mentioned in the last sentence. Also, I'm surprised they didn't attract Hobby Lobby for this. RGV people love decor from there!

Yeah, i can't really see Kirklands or Ulta setting up shop in Donna of all places. The others are possible. The last sentence are high probability.
