It's so strange to me that lots of Brownsville businesses are not highly visible on the frontage or main roads. So many are hidden behind other businesses. It's just weird for us out of town folks who wouldn't know where places are located. Just saying.

You’re absolutely correct. Poor planning by the city of Brownsville F’d up that whole area around I69E/Morrison Road/Pablo Kisel and now there’s no way to fix it. All of these hotels should’ve been lined up along I69E.

All of these hotels should’ve been lined up along I69E. I think has to do with the cost of land up against the highway...but just a guess. Or maybe it's the lack of available highway land? Hotels and retail pay premium $$ elsewhere for that land, why not in Brownsville?

There’s no more available land along the frontage road between FM 802/Ruben Torres and Alton Gloor/Tejon Road, and hasn’t been for a while. Poor planning by the city of Brownsville. I understand why the locations for the Hilton Garden Inn and Marriott Towneplace Suites were chosen, because of the proposed mixed-use development right behind Home Depot. This is where a Macy’s was proposed and Main Event was originally supposed to go, as well as an AMC theatre. The people behind the project said nothing will happen until that new road is built along the West Rail trail. Not sure what the current status is of this project, but hopefully it still happens in some form.

The same developer said the exact same thing back in the 90's before Morrison Rd was built that if Morrison was constructed, all of these so called businesses would come. Then Morrison was built and...NADA. Years went by before businesses started filling all that empty plaza and land space. And this was WAY before the planned toll road on the old railroad that is now the West Rail Trail. I don't see how a road on the back end of the Home Depot area would convince big hotels/retail to locate there. If they really saw an opportunity they would have already broken ground long ago. Don't believe one word they say. Development is already happing across from Home Depot without a road next to West rail Trail.

It’s the Barnards/Coastal Realty and a developer out of San Antonio. But wasn’t there an explosion of retail on Morrison? How did Target/Las Tiendas Plaza, Home Depot/Morrison Crossing, Morrison Plaza get there? There was also no SpaceX, and no LNG back in the 90s. The amount of hotels coming should be an indicator that those hotel developers know something.
They had town hall meetings about this, and it was actually the retailers that told Coastal Realty that if there’s no additional access to that large piece of property, they wouldn’t be part of the project. Main Event didn’t wait.
