Not bad at all... we hve the land to spread it out... unlike others that hve to go up because of lack land and limited space... besides Hidalgo county wanted the McAllen area to be their main bottleneck congested area it is now..🤷♂️

Why are they building hotels so far off the highway? I know FairField Inn is already there, as are others, but why? Lack of land and limited freeway space?

I don’t know but it’s pissing me off. The only thing I can think of is that a large scale commercial development (possibly mixed-use with a Costco, at home, and others as anchors) is being planned for the 109 acres directly across the street from this hotel, AND the Fairfield Inn, AND the planned Everhome Suites, AND the planned StayApt suites, AND the planned 7-story Embassy suites hotel, AND the new Home2 suites hotel. The company building the dual-branded hotel (Oceangate) is also building a 22k sq. ft. retail center along with 8 restaurant pad sites including a Walk-Ons Bistreaux, and Scooter’s Coffee Co. They’re clustering 7 hotels in and around the Pablo Kisel/Morrison Road area …….. something is up. McAllen has their cluster of hotels at the McAllen Convention Center site, now Brownsville will have their cluster of hotels in and around the Pablo Kisel/Morrison Road junction. The Patels are seasoned hotel developers, there’s no way they would build a hotel which might possibly cost between $40-$50 million in an area of Brownsville not poised for growth.

I was going to include that in my previous post. And B.I.S.D. Is proposing a $50 million 2000-seat performing arts center on the last piece of property in the northeast corner of that area. Some big anchors are coking just don’t know who it is.

Great restaurants and Convention / Performing Arts Centers and hotels... but crappy retail.

It’s 6 restaurant pad sites, not 8. Starbucks has been replaced by Scooters. I believe the Stripes and Groovy car wash have broken ground already. Candlewood/ HLX will sit in the back behind what appears to be at least 40k sq ft of commercial/retail space.

I was thinking it was on Morrison. Makes sense if something big comes in front of it.
