Was taking a tour of north Brownsville via Google and saw this: It looks like ML Rhodes LLC (Rhodes Enterprises) has amassed over 600+ acres off of I169/SH550 very close to Palo Alto Battlefield National Historic Park and are starting to clear land. Tracts with a red asterisk are being cleared now. This will be the 2nd development for Rhodes Enterprises in Brownsville and 4x larger than the Palo Alto Groves neighborhood behind the Brownsville Sports Park.

Settle down. They can't even get Madeira off the ground yet.

I’m sure you’re well aware that Rhodes is not Madeira - Rhodes has the capital/financing/resources they need to get this off the ground quickly. It’s obvious something is going on with Madeira but they’re keeping it quiet. More large projects are headed to the Port of Brownsville so they’re going to need these homes, that’s why they’re building it off of I169/SH550 - it’s a straight shot to the PoB. An aluminum smelter is supposedly in the works for the Port of Brownsville. I think the people running Rhodes enterprises know what they’re doing, they just purchased the land last year. Although I don’t believe the arena project is dead, I believe Dennis Sanchez (Madeira developer) is a little jaded about the whole arena project being shot down by the voters of Cameron County, it would’ve been an anchor for their development.

The last time I drove by Madeira was a couple of weeks ago and only saw the towers and streets built. Did see construction activity though...

It doesn't matter that they're the not same developer, my point was that these huge developments take time and proper planning and especially location location location. Merida is not a good location right now. Its not near anything people want by their homes. Obviously people aren't clammoring to move there. Rhodes is a good developer over here. Tres Lagos has a charter school inside, public school across the street,Texas A&M inside, HEB bought land nearby. You can see it's happening. Madeira is just not quite there yet. An Arena is not aa good anchor for development. Loook at the area around the 25+year old Payne Arena... or the few years old Bert Ogden Arena - nothing! You can argue the "but the Edinburg Shoppes..." but they were long planned and open before BO Arena.
